Dear Partners,

As we close the summer season and look toward winter, we are pleased to share the latest short-term rental performance data and market insights for the Park City area. This report provides an overview of Key Performance Indicator (KPI) trends for Q3 2026 (July through September) compared to Q3 2025, while highlighting the market indicators shaping demand as we enter the 2026-27 ski season.

Market Overview

Park City's vacation rental market delivered encouraging results during Q3 2026, reflecting continued strength in summer travel appeal and growing visitor confidence heading into the winter season. Summer demand remained resilient despite broader economic uncertainty, with larger homes and multi-bedroom accommodation outperforming smaller units. This trend reflects an increase in family and group travel, as guests continue to prioritize longer stays and shared family vacation experiences.

Properties securing reservations further in advance benefited from stronger ADR performance, allowing Natural Retreats to maintain rate integrity rather than relying on late-stage discounts. Longer booking windows support higher realized ADRs by capturing less price-sensitive travelers earlier in the booking cycle.

Performance across the market continued to favor our professionally managed, high-quality properties, supported by dynamic pricing strategies and proactive revenue management. Natural Retreats homes that balanced pricing, availability, and guest experience consistently outperformed the broader market.

Overall, Natural Retreats continues to outperform the broader Park City market, demonstrating the value of a curated luxury portfolio, responsive revenue management, and exceptional homeowner and guest services.

The following sections provide a detailed breakdown of performance across ADR, Occupancy, and RevPAR, highlighting both broader market trends and Natural Retreats' results.

Key Performance Indicators

The Data

This data was sourced from 77 property managers with +/- 3,800 properties, all of which are located within the Park City area.

Average Daily Rate (ADR)

Average Daily Rate (ADR) 2026 Park City

The Park City vacation rental market recorded a 9% YoY increase in ADR during Q3, driven primarily by stronger summer season demand. Demand was particularly concentrated among premium and larger-bedroom inventory, allowing those properties to command stronger rates throughout much of the quarter.  The continued evolution of Park City from a predominantly winter destination to a year-round mountain resort destination also helped support summer pricing. Regional tourism data continues to highlight the growing economic significance of summer visitation and outdoor recreation throughout Utah and Summit County.

Park City Market Occupancy

Adjusted Occupancy Rate 2026 Park City

Occupancy trends contrasted with ADR performance during Q3. While Occupancy remained relatively flat in the summer, September shows a YoY Occupancy increased in September.  While booking activity remained somewhat selective and concentrated around key travel periods and events, Occupancy strengthened through the quarter, a trend we anticipate to continue into Q4.

Park City Market RevPAR

RevPar 2026 Park City

RevPAR performance improved during Q3 as stronger ADR performance offset modest fluctuations in Occupancy. Because RevPAR combines both Occupancy and rate performance, it provides the clearest picture of overall revenue performance.

The quarter demonstrated that Natural Retreats’ high-quality homes that maintain pricing discipline continue to outperform the larger Park City market. Larger luxury homes, professionally managed properties, with longer booking windows and strong guest reviews generally achieved superior revenue results relative to the broader market.

The combination of resilient Occupancy, strengthening summer demand, and improved rate realization indicates that Park City's vacation rental market remains fundamentally healthy and well-positioned heading into the 2026-27 winter season.

Natural Retreats VS Park City Market

NR vs Market 2026 Park City

Natural Retreats outperformed the broader Park City market by 12% in Adjusted RevPAR during Q2, with a particularly strong performance in July and August. This outperformance reflects the norm for Natural Retreats. Our curated portfolio of high-quality homes, combined with proactive revenue management, tells the story.

Looking Ahead

We remain optimistic about Park City's outlook entering the 2026-27 ski season and throughout 2027.

Several indicators point toward favorable market conditions:

  • Summer and Fall demand continue to strengthen, supporting Park City's position as a year-round destination.
  • Larger homes remain one of the strongest-performing categories, benefiting from sustained family and group travel demand.
  • Longer booking windows observed during Q3 indicate increasing traveler confidence and support stronger future ADR performance.
  • Following Utah's historically weak 2025-26 ski season, pent-up demand for winter vacations is expected to support stronger booking activity if snowfall conditions normalize.
  • Weather forecasters and ski industry analysts continue to monitor the development of a potentially significant El Niño pattern during winter 2026-27. While snowfall forecasting always includes uncertainty, strong El Niño events have historically been associated with favorable snowfall outcomes in Park City, showing particularly strong correlations during certain major El Niño winters.

Taken together, these factors support a constructive outlook for Park City's vacation rental market. Increased traveler interest, stronger booking behavior, growing summer visitation— and the possibility of an improved snow season—position the market well for continued growth into 2027.

Looking ahead, Park City remains a resilient vacation rental destination, reinforcing the long-term value of professionally managed homes. As a trusted local operator, Natural Retreats helps homeowners maximize both Occupancy and revenue through dynamic pricing, data-driven revenue management, exceptional guest experiences, and comprehensive home care.

KEY-DATA KPI DEFINITIONS

Glossary

  • ADR (Average Daily Rate) measures the average Unit Revenue paid by guests for the Guest Nights in a given time period. ADR = Unit Revenue (Nightly) / Guest Nights.
  • APO (Adjusted Paid Occupancy) calculates the percentage of Guest Nights out of the total nights available for guests to book, or the Nights Available. Adjusted Paid Occupancy = Guest Nights / Nights Available.
  • Adjusted RevPAR (Revenue Per Available “Room”) is calculated by multiplying the Adjusted Paid Occupancy % by the ADR. A critical KPI for measuring revenue performance, Adjusted RevPAR takes into account both the average rate at which you booked the property (ADR) and the number of nights it was booked less owner nights and holds (Adjusted Paid Occupancy).  This provides a better indicator of overall performance when compared to looking at the ADR or the Occupancy alone. Adjusted RevPAR = Adjusted Paid Occupancy % x ADR (or) Total Unit Revenue / Total Available Paid Nights in a given period.
