Dear Partners,

As we close out the third quarter of 2026, Summit County’s short-term rental market continued to reflect the seasonal transition from summer into fall. Comparing July through September 2026 with the same period in 2025 reveals a mixed performance across nightly rates, occupancy, and revenue per available rental (RevPAR).

Market Overview

While Average Daily Rates (ADR) remained relatively stable, Adjusted Paid Occupancy (APO) improved year over year in July and September but softened in August. These trends highlight the importance of strategic pricing and effective revenue management as demand shifts throughout the season.

The following report examines KPIs—from ADR to Occupancy to RevPAR—highlighting broader market trends and Natural Retreats’ performance relative to the Summit County market.

Key Performance Indicators

The Data

This data was sourced from 70 property managers with +/- 6,500 properties, all of which are located within Summit County, Colorado.

Average Daily Rate (ADR)

Average Daily Rate (ADR) 2026 Summit County

Summit County’s Average Daily Rate (ADR) remained relatively consistent year over year, with only modest declines through all three months. July ADR moved from $249 in 2025 to $243 in 2026, while August eased from $209 to $205. September rates remained close to the prior year, at $180 compared with $183.

These modest changes point to a relatively stable pricing environment. Rather than experiencing significant rate volatility, the market maintained pricing levels close to those achieved last summer which is a positive result amid increased travel costs.

Market Occupancy

Adjusted Occupancy Rate 2026 Summit County

Adjusted Paid Occupancy (APO) followed a seasonal pattern similar to the previous year, with some month-to-month variation. July APO improved from 40.1% to 41.6%, while August eased from 34.6% to 32.0%. September then increased from 22.3% to 25.8%.

Although APO shifted across individual months, the overall pattern remained consistent with the market’s established summer seasonality. The improvement in September is particularly encouraging, suggesting that demand remained resilient into the shoulder season despite a more challenging economic backdrop.

Market RevPAR

RevPar 2026 Summit County

Market adjusted RevPAR also reflected relative stability across the quarter, with modest changes in July and August followed by a stronger September. July increased from $100 to $101, and August moved from $72 to $66. September’s year-over-year increase from $40 to $47 created enough lift to balance year over year performance.

Taken together, these results suggest a market that has largely maintained its footing, rather than experienced substantial shifts, in performance. The September improvement was especially positive, demonstrating that stronger APO can help support revenue even when nightly rates remain slightly below the prior year.

Natural Retreats vs Summit County Market – RevPAR

RevPar 2026 Summit County

Natural Retreats continued to deliver adjusted RevPAR well above the broader Summit County market throughout the third quarter. Monthly adjusted RevPAR reached $273 in July, $206 in August, and $77 in September, compared with market results of $101, $66, and $47, respectively.

This sustained outperformance highlights the value of strategic revenue management, thoughtful pricing, and a strong guest experience. In a market where overall results have remained relatively consistent year over year, maintaining a meaningful performance advantage is an important differentiator for homeowners.

KEY-DATA KPI DEFINITIONS

Glossary

  • ADR (Average Daily Rate) measures the average Unit Revenue paid by guests for the Guest Nights in a given time period. ADR = Unit Revenue (Nightly) / Guest Nights.
  • APO (Adjusted Paid Occupancy) calculates the percentage of Guest Nights out of the total nights available for guests to book, or the Nights Available. Adjusted Paid Occupancy = Guest Nights / Nights Available.
  • Adjusted RevPAR (Revenue Per Available “Room”) is calculated by multiplying the Adjusted Paid Occupancy % by the ADR. A critical KPI for measuring revenue performance, Adjusted RevPAR takes into account both the average rate at which you booked the property (ADR) and the number of nights it was booked less owner nights and holds (Adjusted Paid Occupancy).  This provides a better indicator of overall performance when compared to looking at the ADR or the Occupancy alone. Adjusted RevPAR = Adjusted Paid Occupancy % x ADR (or) Total Unit Revenue / Total Available Paid Nights in a given period.
